Midvale Gas Station Approved

A Development Agreement between Thomas Gibbons of Steel National LLC and Washington County was approved by the County Commissioners on May 11. This agreement lists new plans alongside the earlier proposed gas station/convenience store for the site at the foot of Midvale Hill.

Phase One includes a gas station, farm/convenience store, RV storage buildings, and “related improvements or similar activities which are consistent with the foregoing.” The RV Storage is to be 16’ feet tall with a solid backside and is to be built 20’ from the property boundary to provide a privacy barrier for residences along Sage Creek Road. The developer is expected to provide landscaping in the 20’ set back to include trees and maintenance of the strip.

Phase Two lists an indoor arena and event center, donating an area for a historical western history museum and related improvements. The hand drawn site map on graph paper shows an event center 200’ x 300’ in size. This is a new addition to the first-proposed agreement.

Phase Three includes a tire store and truck wash along with related improvements.

Besides turn lanes from HWY 95, the developer is also expected to purchase and install fog lighting according to ITD standards and its Office of Highway Safety, using the Federal Highways Safety Manual Methodology. A certification of occupancy will not be issued until this portion of the project is complete.

Dark sky lighting and signage is to be constructed to have minimal impact on neighboring properties.

The developer must submit to the county a master plan with a specific timeline prior to construction. The plan may be deviated from as necessitated by economic realities, so long as consistent with the overall plan.

The commissioners mentioned that it has been two years since the development was first proposed and they were wanting to finally bring the issue to an end.
